Dear Neighbors,
To those of you who
replied to the March Newsletter, thank you for your
positive feedback. I also received a few new subscribers
from those of you who forwarded the newsletter to your
neighbors and friends in town. Please keep forwarding
the newsletter and encouraging others to subscribe.
Here are the big news items from March.
Tax Reassessment: The Tax Assessor
briefed the Township Committee at the March Working
Session that Lumberton is quickly approaching the
threshold point where a Tax Reassessment is required.
Under New Jersey Law, a tax reassessment is required
when the average Assessed Property Value falls below 80%
of the average market value. Lumberton now stands at
84%. Just 4 years ago, this ratio was above 95%.
Open Space Committee: The Township
Committee approved the Ordinance to create an Open Space
Committee. An Open Space Committee is a requirement of
the state to receive Green Acres funding for open space
preservation. The committee also approved the names of
seven residents to server on the committee. I am one of
the seven so you can expect see more updates on this
subject.
Low Income Senior Housing: The
Zoning Board is re-hearing an appeal to rezone the land
on the North side of Route 38 between the medical center
and the lawn mower repair center. The plot of land is
just off the highway. The land owner wants to get a
variance to put in a non-profit low income senior
housing complex in an industrial zone. As a non-profit
facility, it will produce no tax revenues for the town,
but still receive township services. It will also take
away valuable industrial land which could produce tax
rateables. It is unusually for a proposal like this to
get a second appeal before the Zoning Board. The
original request was denied last year by a 5-4 margin.
However, 3 of the 5 people who voted against it last
year are no longer on the Zoning Board.
