Dear Neighbors,

There is quite a bit of news around Lumberton including a new redevelopment plan for Route 38, a new plan to clear the creek, some new ordinances from the Township Committee, two new business coming to Lumberton, a plan to repave one of the county roads, and a whole lot of golf tournaments on the community calendar.  So, let's get started.

Route 38 Redevelopment Plan:   On May 6th, the Township Committee approved a Redevelopment Plan for three sites along Route 38.  The three sites are the northwest corner of Route 38/Mount Holly Bypass intersection, the southeast corner of the Route 38/Mount Holly Bypass intersection, and the northwest corner of the Route 38/Madison Avenue intersection.  The Township Committee also asked the Township's Planner to draw up a Request of Proposals from Redevelopers modeled on the redevelopment work already underway along the Route 130 corridor in Cinnaminson.

Creek Clearing:  Last month, the Burlington County Board of Freeholders and the Burlington County Bridge Commission announced a $2.5 million plan to clear the obstruction from the Rancocas Creek.  Last summer, the County Highway Department started clearing obstructions from the more easily accessible locations in the creek.  However, the size, scope and regulator burden was beyond the capacity of the Highway Department.  Under the plan, the Bridge Commission will pay the cost of removing the obstructions from nine miles of creek through Southampton, Medford and Lumberton.  Most of the area is in Lumberton. The project will be broken into four phases.  Phase one will start in June and covers much of Southampton.  The remaining three phases are projected to take another 8-12 months to complete.

HARC To Be Disbanded:  On May 6th, the Township Committee introduced an ordinance to disband the Historic Architecture Review Committee (HARC).  HARC is an advisory board to the Land Development Board to help residents preserve the historic look of the homes in the historic district.  However, there are relatively few applicants who go in front of HARC, and they often complain of the extra bureaucratic step.  The Township Committee asked the Land Development Board to create a procedure to insure that the functions of HARC are incorporated into the Land Development Board processes for reviewing and approving applications.

Landlord Registration Ordinance:   On May 6th, the Township Committee tabled the adopted changes to the Township's Landlord Registration Regulations.  The proposed changes will require all landlords who rent residential property in Lumberton to maintain their rental properties to the building code, and hold landlords accountable for renting to tenants who are convicted of repetitive violations of the peace and crimes against people and property in the neighborhood.  Under the ordinance, landlords who do not maintain their rental properties to code or continue to rent to tenants with repetitive convictions for violating the peace or crimes against people or property, can be fined and have their rental license revoked.  The Township Committee would like more time to review changes requested which may streamline the inspection process.  The Township Committee is expected to hold the public hearing and vote on the ordinance at the May 20th Township Committee meeting.

New Businesses Coming to Lumberton:  On April 17th, the Land Development Board approved two new business.

  • Italian Restaurant:  Lumberton resident and experienced restaurant owner, Joe Evola, was approved for a 100 seat Italian Restaurant on Route 38 at the Madison Plaza.  The restaurant name is G’Vola’s Café and is scheduled to open later this year.
  • Medical and Sports Massage:  The Land Development Board also approved a medical and sports massage therapy business to move into the old Paintball and Lawnmower repair building on the North side of Route 38.

Eayrestown Road Repaving:  The County announced plans to repave 2.6 miles of Eayrestown Road through Lumberton in 2008.  The stretch that will be resurfaced runs from Route 38 to Bridge Road.  The county expects the project to be done in the September - November timeframe.
